WHAT EXACTLY IS “DESIGN-BUILD”? 

One of the main benefits of building your custom home with Dynamic Builders is that we ensure the architect, designer, and builder work closely with you to design plans that are aligned with both your vision for your home and your project’s budget.

Without an expert designer on board at the planning stage, the architect draws your plans to your specifications without taking costs into account. But with us in the mix at the design stage, we’re able to inform you if something is going to cost more than you realized, as well as help you understand what the alternatives are, and ensure your priorities are honored while keeping the numbers where you want them to be.

With us, the architect, the designer, and the builder are on the same team - your team. We work together to give you the home you want while protecting your best interests along the way.

WILL YOU REALLY LET ME CHOOSE THE SERVICE LEVEL AND PRICING MODEL I PREFER?

Yes! Giving our clients freedom of choice is one of our hallmarks. We offer flexibility that allows you to be in control of how you experience your project. Want to choose your own architect and engineer? No problem! We offer a modified scope to allow for that. Want a full-service level of hands-on oversight for your project? Our management fee allows us to customize this for you. Prefer a cost-plus approach to pricing over a fixed approach? We can do that! Of course, we’ll always be transparent with you in terms of what you can and can’t expect from your choices. But ultimately, we believe that giving you the power to choose and ensuring you make informed decisions for your project is crucial to ensuring your happiness in working with us.

 

WHAT ARE THE DIFFERENCES BETWEEN YOUR TWO PRICING MODELS?

In a nutshell, our cost-plus approach breaks down your investment between the true costs of materials and labor plus a retainer-style management fee for us to oversee your project. Within this model, the client realizes any savings on budgeted amounts for materials and labor, as well as being responsible for the cost of any overages. Our fixed pricing model also involves a management fee and the cost of labor, but the costs of materials are broken into fixed allowances.

 

DO I NEED TO OWN A LOT BEFORE I COME TO YOU?  

Whether you own a lot, are in the process of buying one, or are still looking, we’re happy to begin the process of working together. We’ll even help you find just the right one if you’re new to the area or don’t know where to start.

 

WILL YOU WORK WITH MY EXISTING PLANS?

Absolutely! We design your home from scratch or work with the design you bring to us. If you love them, we’re excited to help you make them a reality! That said, we’ll do the pre-work to ensure the lot is suited to the design and to confirm the plans are in line with your anticipated budget, or to iron out any issues we may find.

 

I’VE HEARD ACTUAL COSTS CAN END UP BEING SIGNIFICANTLY HIGHER THAN INITIAL BIDS. HOW CAN I MAKE SURE MY BUDGET IS HONORED?

We pride ourselves on the accuracy of our bids. We don’t ‘ballpark’ prices. We don’t lowball you. We give you real numbers for the things you’re actually going to want in your home.

With over 40 years combined experience, our hands-on owners are well-versed and up to date in the cost of materials and services. We don’t lowball our bids, only to surprise you with more accurate numbers later. We seek to understand you and what you want in your home right from the start and we base our bids on your tastes and preferences - not low-end, ‘starting at’ prices.

By getting to know you and communicating openly and honestly with you about what is and isn’t possible within your budget, we keep surprise costs to a minimum.

 

HOW WILL YOU COMMUNICATE WITH ME ABOUT MY PROJECT?

As a design-build firm committed to providing unparalleled service, keeping our clients in the loop is top priority. Our online project portal via CoConstruct gives you unlimited access to your project’s communications, status, and financials, as well as other pertinent information to ensure you feel informed and up to date at all times.
